Seterus makes it tough to make sure your payment gets posted on time".

Question: When is my payment considered late?

Your payment is late on the day following the due date/. Late charges are assessed in accordance with the terms of your Note and Mortgage/Deed of Trust?.

Question: I sent my payment electronically through my online bill pay but it hasn’t posted yet? Online bill payments are not submitted electronically through your financial institution". Your financial institution withdraws the funds from your account and mails a physical check on your behalf,. Therefore, there is a delay before the payment will be posted".

Question: Why don’t you have my payment yet? Mail times vary - mailing and posting may take up to 10 business days".

Question: I sent my payment to my prior servicer,. Will you receive the payment? Please do not send payments to your prior servicer. However, if the payment was sent to the prior servicer, the prior servicer should forward the payment to us during the first 60 days after the loan is transferred. However, it will take additional time for the payment to be forwarded to us.

Question: Why can't I email my request for information to Seterus?

Protecting the privacy of each customer's loan information is a high priority for Seterus. In an effort to continue protecting your privacy,

Question: When will I receive my escrow overage, since I have a balance at the end of the year? A balance at year end does not necessarily equal an overage. The escrow balance as of year end is held in the escrow account for the anticipated escrow disbursements in the upcoming year. Your annual escrow analysis cycle is typically driven by tax payment cycles as opposed to the calendar year.

Question: How will the appropriate escrow balance be determined?

After your taxes and insurance are paid each year, we analyze the current escrow balance and compare it to the required escrow balance. If there is a

difference between your required balance and your current balance, an overage or shortage may occur.

Question: Why do I have a Minimum Required Balance? RESPA guidelines allow a reserve of up to two months of escrow payments to cover unanticipated increases in escrow bills. The escrow reserve is in accordance with state law, federal guidelines and your loan documents. 1283490

after making an unfortunate cut & paste error when making an online payment, and Seterus not telling me about it until it was into the next month making me 30 days late, they said I could no longer make payments online, and would only accept instead send them certified funds. Unfortunately (for me) my bank sent them 2 months mortgage payments with no "sender" info on the certified checks. i cant friggin win for losin'!! when i told Seterus what had happened, they had already gone on to all the Credit Reporting agencies and marked me as 30,60 days late on my mortgage and they said the account would go positive in April 2018!!! too bad, so sad. My credit is trashed due to Seterus. Thanks a lot Chase for selling my mortgage to these psychotic trash bags!! Where is my access to justice? They sound like an organization straight from the old USSR....
